Lustica Mill House is a beautifully restored stone house retaining many historic features inside and out and standing on the western perimeter of the village. The main facades are orientated towards the south and west. overlooking the front terrace, extended private grass car parking area and surrounding countryside.

Spacious Terraces. The immediate exterior has two large and well-equipped terrace areas to relax in the sun or shade, or alternatively cook (BBQ) and dine under (shaded) canopy areas on both terrace levels, or under the stars. The terraces are well equipped with tables and ample seating, shading and cooking and dining facilities.

Wild flowers and Herbs. The terraces are tiled in attractive terracotta and surrounded by traditional stone walls and this area is illuminated at night with ample exterior lighting. Wild flowers, a pomagranite tree and fresh herbs grow in a small garden area. Amongst the flowers and herbs (rosemary, thyme, mint, origano, bay leaves) are and abundance of fig and orange trees.

The upper terrace has panoramic views of the verdant countryside while the traditional small village lies at a comfortable distance on the other side.

Traditional wooden shutters enclose six windows on one side while the front has two large double glass entrances on two levels. Decorative features surround all the stone window frames with fisherman motifs.

Secure car parking and safe children playing areas. The house is accessed through large exterior wooden gates and there is an intercom outside the main doors. There is ample secure children play areas inside, and outside the house. Beyond the driveway is a small road leading into the village, or alternatively, down a small lane will bring you to county paths that lead through the surrounding fields to two well equipped beaches.

Warm welcome from the Owner

Fabian Dittrich, is the proud owner of the Lustica Mill House on the Lustica peninsula. He acquired the house from the previous owner Jas who bought the house while working in tourism in Slovenia, Croatia, Montenegro, and Bosnia between 2000 and 2006.

For someone who was quite familiar with the Eastern Adriatic coast, he was pleasantly surprised to stumble upon (Lustica) an area that had not been taken over by large scale tourism, while, at the same time, was located near to two international airports (at Tivat & Dubrovnik); close to the many clean beaches and a beautiful largely untouched natural environment; as well as near to the historic attractions and amenities at Kotor, Dubrovnik Budva and Tivat.

The house was fully renovated - keeping the old mill in the same place it had once ground olives for centuries - with the help of Tivat based architects, Axum Architects, and combining sensitive restoration with modern facilities. The house was tastefully decorated using genuine furnishings and bright materials from Nepal in Asia.
